EPC brings engineering, procurement and construction into one coordinated scope, but the word turnkey does not define the boundaries of a contract. Ask who is responsible for structural assessment, connection applications, civil works, utility interfaces, monitoring and maintenance. Record exclusions alongside the included deliverables so that an apparently lower price can be compared fairly.
Establish a design baseline
The baseline should identify the site, ownership or access arrangements, consumption history, roof or land constraints and existing electrical infrastructure. Record the source and date of each input. Mark assumptions separately from measured information, and agree which findings could change the equipment, layout or commercial scope.
Procure against a controlled specification
An equipment schedule should include model-level technical requirements, quantities, permitted alternatives and document requirements. A substitution process needs a named reviewer and a way to check its effects on the rest of the system. Product warranty, workmanship obligations and performance provisions should be read as separate commitments.
Make handover assessable
Agree the inspection points, commissioning evidence, as-built documents, monitoring access, training and outstanding-item process before construction. The programme should show dependencies outside the contractor’s direct control. Before signing acceptance, confirm that the installation and the final documentation describe the same system, including approved changes.
